APPLICATION POLICIES

Thank you for considering Desirable Management, we appreciate the opportunity to serve you! Please review the following guidelines carefully. If you have any questions or concerns, please contact us, as we want you to have a clear understanding of the process.

A $47.00 non-refundable application fee must be submitted with each rental application. Each adult 18 years old or older occupying the home, must complete an application in their own name.

Applications are processed in the order received and must include the application fee and all required supporting documents to begin processing. Please note that multiple applications may be accepted for the same property.

It is the applicant's responsibility to complete the application and submit all necessary documentation. Incomplete applications may delay processing and could result in the property being awarded to another applicant or even denial. All applications will be reviewed, and the most qualified applicants will be selected.

If you wish to apply for a different property, your application will remain on file for 30 days.

Applications and information received during the application process become the property of Desirable Management. Falsified applications will be rejected without further notice.

Prior to moving in, you must remit your first month's prorated rent. For move-ins on or after the 25th, both the prorated rent for that month and the full rent for the following month must be paid using the provided payment slip. Additionally, renters insurance is required for the duration of the lease.

Once your lease is signed, a copy will always be available for review in your tenant portal.

Please note that we cannot guarantee the availability of the unit by the time your application is processed. However, your application will remain valid for 30 days from the approval date and will be kept on file.

APPROVAL IS BASED ON THE FOLLOWING CRITERIA
  • Proof of sufficient income. Combined household income, as a minimum, needs to be 2 times the amount of rent .

       (we use net income amount)

  • Verifiable good credit as reported from a national credit reporting agency. Credit scores of 580 and below will  be considered with additional conditions  

  • No eviction or judgement with the last 24 months .

  • Good verifiable rental history or proof of previous home ownership. 

  • We do accept housing assistance .  Each  property will specifically state if that unit  accepts its or not.

  • Cosigners may be considered in the event of lack of rental history or established credit. Cosigners need a minimum credit score of 700 to qualify. There is a $45.00 non-refundable co-signer application fee.

  • Pets are screened by a third party screening company. There is a $20.00 application fee for the first pet, $15.00 for the second pet. There is no charge for ESA's or service animals. Non-qualifying pets will result in declined application. Each pet is subject to additional rent, deposit and pet acceptance fee based on age, weight, breed, owner approval and FIDO score.

  • We reserve the right to deny any application that does not meet our application criteria.
