Rental Requirements
Please be advised that by completing this application, the applicant(s) hereby consent to have Desirable Management LLC, and/or its agent(s) to order credit reports, background checks, and any other reasonable tenant screening reports from a third party provider. This authorization is effective for the purpose of this application process and in the future as long as the tenant has any outstanding balance due. There is a $47 APPLICATION FEE PER ADULT. We DO NOT ACCEPT PERSONAL CHECK FOR THE APPLICATION FEE.
MINIMUM RENTAL QUALIFICATIONS

Each occupant 18 years of age and older must complete an application. Applications will not be processed until every applicant has filled out the application and uploaded required documents d, paid for their application

Income needs to be 2x rent amount (net income) We do combine all adults income

Employed over 3 months at current job unless it's a job transfer. If self employed we require 6 months bank deposits

No bankruptcy within the last 3 years.

No evictions, no judgments, garnishments within the last 24 months, If you have had 3 or more evictions at any point in time; this is an automatic denial

Good rental verification

Minimum credit score 580

No criminal convictions within the last 5 years related to drugs ,violent crimes or fire arms. You are required to have renter's insurance

You must be able to turn on all utilities in your name

Applicant acknowledges that the Desirable Management LLC, Listing Agent represents the Owner of this property.
Application Review: In addition to the information on your application the following items will be needed:
-Income Verification (Please provide 2 most recent pay stubs (civilians) or two most recent LES (military only))
-Photo ID (State, Military, Govt.)

-Holding Fee:
Once the application is approved, the holding fee must be received within 24 hours
​
Lease: Once the holding fee is received, arrangements will be made to sign the lease. If the applicant fails to execute the lease, return the lease within 72 hours of receipt, honor the terms of the lease and/or occupy the property, this shall result in the forfeiture of holding fee.
